Rental Payment:
Each rental is a minimum 3-hour rental. (Excluding the Boardroom)At the time of the rental booking, half of the rental fees are due along with all of the deposits. The remaining half of the booking total is due 30 days prior to the event.
Rental Time:
2 hour of rental preparation for decoration is permitted before rental start. The rental must be complete, cleaned up, and gone at the ending of the booked rental period. (Exception: Waterpark /Youth Club parties are a 1 hour set up)
Example: 3PM-11PM (resident may come in at 1PM to set up-gone at 11PM) Rental Includes:
Inside Only:
6′ rectangular table. 60″ round tables. Chairs (inside only).
Outside Only:
6’rectangular table. 60″ rounds. Chairs are available for a separate rental fee
Starpointe does not supply outside chairs, arches etc….
Resident must supply their own outside chairs, or other tables if so desired.

Estrella South Lake Pavilion Rental Policy
South Lake Pavilion Rental
The address for South Lake is 11001 South San Miguel, Goodyear, AZ 85338
(The South Lake Pavilion rental includes the large Pavilion plus the lawn area between the
Pavilion and the Lake)
Only residents can reserve a date for the rental of the Pavilion and fill out paperwork. Sponsored
parties (non-residents) cannot reserve a date or fill out paperwork.
Residents may obtain copies of the Rental Policies and Non-Exclusive License Agreement of
South Lake Pavilion.
The playground, sport courts, restrooms, smaller ramadas, etc. are common areas, not included in
the rental, and may be used during their rental by residents/guests.
A $500.00 deposit and signed License Agreement are required to guarantee the date.
Pavilion Rental Policy
There are two (2) forms of rentals for which the Pavilion may be reserved.
Member Rentals are:
a. Sponsored by one or more residents of Estrella, and
b. Attendance is restricted to:
1. other Estrella residents, or
2. resident’s or resident’s immediate family’s birthday, anniversary, wedding,
religious celebration or family reunion.
Non-Member Rentals are:
a. Sponsored by one or more residents of Estrella, and
b. Attendance is not restricted to Estrella residents, and
c. May only be scheduled one weekend per month
Member and Non-Member Rentals are subject to the following regulations.
a. Only Residents may rent the Pavilion. Reservations may be made up to six
(6) months in advance. All reservations are first-come, first-served.
b. No more than 100 people may attend a Rental of the South Lake Pavilion.
c. Neither holiday nor holiday weekend reservations are allowed.
1. Recognized holidays are New Years Day, Presidents Day, Easter,
Memorial Day, Fourth of July, Labor Day, Thanksgiving Day and
Christmas. 2. If the Holiday falls on a Saturday or Sunday, no reservation may occur
either day.
3. If the holiday falls on Friday or Monday, no reservation on the three day
weekend may occur.
4. If the holiday falls on Tuesday, Wednesday or Thursday, no reservation
may occur on that day.
5. Exceptions: The Thanksgiving holiday runs from Thursday through
Sunday. Religious holiday rentals may occur on holidays at the discretion of the
Association.
d. The sponsoring resident must attend and is responsible for the rental. The resident
shall cooperate with all directions received by Association personnel or agents.
Failure to do so shall result in the immediate termination of the right to hold the
function.
e. The sponsoring resident must obtain a public liability insurance policy for a minimum
of $1,000,000.00 and name as additional insured all of the following:
1. Estrella Joint Committee, Inc.
2. Estrella Community Association
3. The Villages at Estrella
4. Newland Communities
5. Capital Consultants Management Corporation
The insurance policy is required for rentals of 25 persons or more and is due seven (7)
days prior to the rental.
f. The sponsoring resident pays a user fee as follows:
1. Less than 25 persons, $25.00
2. 26 to 50 persons, $50.00
3. 51 to 100 persons, $100.00
The user fee is due 7 days prior to the event.
g. The sponsoring resident signs the non-exclusive License Agreement.
h. The rental of the Pavilion requires a $500.00 refundable security
deposit which is due at the time of reservation. The Association will return
the deposit to the resident upon inspection of the cleaned facility and grounds.
Any damage or additional cleanup of the facility or grounds (including
damage to lawn and irrigation lines) as a result of the reservation will be
deducted from the deposit.
i. No glass containers are allowed at the Pavilion.
j. No overnight camping is allowed at the Pavilion.
k. The sponsoring resident is responsible for removing all trash and debris resulting
from the use of the Pavilion off-site. The Pavilion will be cleaned upon completion
of usage.
l. The rental must be quiet by 10:00 P.M. per City of Goodyear ordinance and out by
midnight.
m. Tents on the lawn just north of the Pavilion are permitted. The tent size,
material, color and location must be approved in writing by the Association
one week prior to the rental.
n. Due to restrictions on parking, Renter is notified that parking is not permitted on
adjoining City streets. o. Renter is notified that the remainder of the Park is open and available to the
community’s residents for their purposes.
Due to seasonal changes, Estrella cannot guarantee that flowers, plant material or lawn area in
the common areas will be in good condition during any scheduled rentals.
The use of all of the common area facilities shall be done in accordance with all rules and
regulations governing Estrella. No events shall be held, or allowed to continue, which shall
disturb the peace of the residents of Estrella or which shall in any way result in the destruction or
damage of any property at Estrella. The sponsoring resident for the event shall at all times be
present at the event and shall co-operate with all directions received by the Estrella or any
security personnel employed by the Estrella. Failure to do so shall result in the immediate
termination of the right to hold the event at the Estrella common area facilities.
Estrella Rental Policies
Estrella has a number of common area facilities that are intended for the enjoyment of the
residents of the community. However, the Pavilion located at South Lake may, under the
following policies, be reserved for the exclusive use of homeowners and others for such events
as parties, weddings or other gatherings. These policies have been established by the Estrella
Joint Committee, Inc. to allow the reservation of certain common area facilities in Estrella while
allowing the common areas to remain open for the use of all homeowners.
ESTRELLA
NON-EXCLUSIVE LICENSE AGREEMENT
(MEMBER/NON-MEMBER EVENT)
The undersigned user (“User”) hereby agrees with the Estrella Joint Committee, Inc., an Arizona
non-profit corporation (“EJC”) as follows:
1. User shall have a Non-Exclusive License to use the South Lake Pavilion at Estrella on the
date(s) and time(s) described below for the purpose described below for a group of people
not to exceed 100 in number:

This Non-Exclusive License Agreement for Member/Non-Member Event shall terminate
automatically at 12:00 P.M. (midnight) on the date listed above.
2. User shall be required to deposit with the EJC a Five Hundred Dollar ($500.00) deposit
(the “Security Deposit”) in cash or certified funds to secure performance of User’s obligation
under this Agreement (funds to be made payable to the Estrella Joint Committee, Inc.).
EJC shall refund said Security Deposit to User upon performance by User of its obligation
under this Agreement. EJC shall be entitled to retain said Security Deposit in the event User
does not perform its obligation in any manner not satisfactory to EJC. The Security Deposit
may take up to 14 days to be refunded to the User.
3. User shall indemnify and hold the EJC and its respective officers, directors, employees,
members and other representatives harmless from any claims or damages of any nature
arising from this Agreement or the use by User or any other persons of the Pavilion pursuant
to this Agreement, including but not limited to claims of Pavilion damages or loss, or death
or injury to persons. The foregoing indemnity shall include attorneys’ fees and other costs
incurred by the EJC in defending against any such claims.
4. User shall obtain a public liability insurance policy covering the use of the Pavilion
hereunder; which policy shall be in an amount not less than One Million Dollars
($1,000,000.00) and shall name Estrella Joint Committee, Inc., Estrella Community
Association, The Villages at Estrella, Newland Communities and Capital Consultants
Management Corporation as additional insured’s thereon. User shall provide a certificate of such insurance to the EJC no less than seven (7) days prior to the date of use of the
Pavilion.
5. User shall pay a non-refundable User Fee of $___________ to the Estrella Joint
Committee, Inc. for the costs incurred by the EJC in maintaining the Pavilion.
6. User shall comply with all posted signs and other directions concerning the Pavilion,
including, but not limited to the Rental Policies which are attached hereto. User shall repair
or replace any improvements to the Pavilion that are damaged or destroyed as a result of the
use of the Pavilion by User or any of the individuals at the Pavilion pursuant to this
Agreement. User shall also restore the Pavilion to the condition existing to the User’s use
thereof at completion of the expiration of the License granted herein. Repairs to irrigation
systems and landscaping will be performed by the EJC and the cost of repair will be deducted
from the Security Deposit.
7. User shall remove all trash and debris resulting from the use of the Pavilion at completion of
event and termination of this Non-Exclusive License Agreement.
8. User acknowledges that no overnight camping is allowed on the Pavilion.
9. User acknowledges that glass containers are not allowed on the Pavilion.
10. User acknowledges that there is no guarantee that plant material, including flowers, grass,
etc., will be in good condition due to seasonal changes in plant life.
11. User acknowledges that vehicles are prohibited on the sidewalks of the common areas and
that parking on adjoining and nearby public streets is prohibited.
12. In the event of any litigation concerning this Agreement, the prevailing party shall be entitled
to recover its costs, reasonable attorney’s fees and other reasonable costs of litigation.
13. The Non-Exclusive License granted hereunder is conditioned upon User delivering the
insurance certificate referred to in Section 4, the deposit referred to in Section 2 and the User
Fee referred to in Section 5 hereof to the Association seven (7) days prior to the date set forth
in Section 1 and in the case of the rental of the South Lake Pavilion, approval of a tent size,
material, color and site plan.
14. Noncompliance of these rules and regulations by the User may result in fines and/or the
termination of this Agreement.
15. User must be quiet by 10:00 P.M. as per City of Goodyear ordinance and off the property by
midnight.
